The Crack That Stopped a House Sale

From the outside, there was nothing particularly unusual about this house. It looked like a perfectly ordinary family home.
The owner had started a new chapter in his life, having moved in with his new partner, and the property was no longer needed.
He decided to put it on the market through a local estate agent.
Unfortunately, there was a problem.
An extension at the rear of the house had structural issues, which made obtaining a mortgage on the property particularly difficult.
Although the estate agent was finding interested buyers, they were generally people who needed mortgage funding to complete their purchase.
And that was where things kept going wrong.
With lenders concerned about the structural condition of the property, prospective buyers were struggling to obtain the finance they needed.
The owner was becoming increasingly frustrated and was beginning to wonder whether the house was actually sellable.
After all, how do you sell a property when the very people interested in buying it can't get a mortgage?
That's where we came in
We spoke with the owner at length about the property, the structural problems and what he wanted to achieve.
Unlike a typical buyer, we weren't relying on a mortgage lender to approve the property.
We visited, assessed the condition of the house and considered the work that would be required to address the structural issues.
We then agreed a purchase price that reflected the property's condition and a timescale that suited the owner.
There was no need for him to undertake expensive structural repairs before selling, and no further mortgage valuation or survey to worry about.
For the owner, it meant he could finally move on without the uncertainty of another buyer struggling to obtain finance.
The house wasn't unsellable. It simply needed a different type of buyer.
And that's exactly what we were able to offer.
